Coverage Explained

Actual Cash Value vs. Replacement Cost

By Milberger Agency · October 15, 2026

When a claim gets paid, the amount you receive depends on two little words buried in your policy: actual cash value or replacement cost. The difference can be thousands of dollars, so it's worth understanding.

Actual cash value (ACV) pays what your property was worth at the time of the loss — its replacement cost minus depreciation for age and wear. Picture a ten-year-old roof destroyed by hail. With ACV, you're paid for a ten-year-old roof, not a new one, and you cover the gap yourself.

Replacement cost pays to repair or replace the item with new materials of similar kind and quality, without subtracting for depreciation. That same roof would be paid closer to what it actually costs to put a new one on.

Replacement cost coverage usually costs a little more in premium, but at claim time it can be the difference between bouncing back and taking a serious financial hit — especially on big-ticket items like roofs, siding, and the contents of your home.

The tricky part is that many people don't know which one they have until they file a claim. That's the worst possible time to find out.

We're glad to review your policy and show you exactly how your losses would be paid — and whether it's worth upgrading. It's a quick check that can save you a lot down the road.
